My objective is to work with you to help you receive the best price, terms, and conditions that the market allows.  My marketing plan includes:

1.  Assisting you in strategically pricing and keeping you advised of market trends that affect your listing.

2.  Advising  you on strategies to make your home more saleable.

3.  Submitting your home to the Multiple Listing Service (MLS) and its over 6,000 area real estate agents, with complete information and extra photos.

4.  Submitting your home to internet sites. Over 80% of today’s buyers search listings online before and during their search process, viewing photos and virtual tours, which have virtually replaced open houses. On REALTOR.com, the top Internet real estate site, your home will be a “Showcase Home,” with a “Featured Tour,” and will rotate in my special “Featured Homes” location.  On REMAX.com, www.CherylRepko.com, homewardboundonline.com, and many of other sites, your home will stand out with a virtual tour and many extra photos.

5.  Print ad in Lorain issue of Homes.com free magazine when appropriate.  While response to print ads has decreased in recent years, ads in local newspapers can still be useful with very inexpensive properties or when the target market is elderly.

6.   Enthusiastically promoting your home to real estate professionals from all companies.  I am happy to work with any agent that brings a buyer for your home!

7.  Preparing professional and distinctive brochures, Realtor packets, and an in-house notebook.  Such available information will make your home stand out to potential home buyers.

8.  Providing a high visibility red, white, and blue professional yard sign with a toll free number that goes directly to my cell phone for prompt responses to potential buyers.

9.  Promoting your home to all qualified prospective buyers and offering these potential buyers current and accurate financing information necessary for the completion of the sale.

10.  Offering to you and/or your buyer a home warranty program.

11.  Promoting your home to out-of-town buyers referred through our relocation affiliates and through the RE/MAX international network.

12. Communicating with you before, during, and after the sale and helping to coordinate your move to your new home.
